The property market in Languedoc-Roussillon

In the past years, there has been a sharp increase in sales, especially in old properties, thanks to the good living, the demographic growth of the last ten years, but also to the arrival of the TGV train station, which connects Montpellier with 3 hours to Paris.

Two types of markets can be distinguished: seaside resorts and hinterland, suitable for secondary homes and large cities such as Montpellier and Nîmes.

The sale of principal houses : a stable market

The main house transaction market of old properties represents 70% of the sales.

The economy is driven by the ever-increasing number of tourists, boosting employment and becoming one of the region's leading economic activities, for example Montpellier or Uzès.

"We notice that properties in urban areas or close to amenities are the most sought after, often for premises or retirement projects, as for parents who wish to get closer to their children. In that case, the charm of the stones has its importance, but the house also needs to be comfortable, because few clients wish to do major renovation works." Says Hugues Giraud, sales agent of Groupe Mercure Montpellier.

The progression of the secondary home sales

The market for the secondary homes is doing well. Frenchmen or foreigners are attracted by the coastline of 200 km, but also by the hinterland, full of history. The international reputation of Uzès, Nîmes and Montpellier contributes significantly to the attractiveness of this region.

"In the Languedoc Roussillon region, secondary residences on the seaside or in the countryside are very popular. Buyers seek above all beautiful views and a quality environment, with gardens without nuisance and often with swimming pool." says Myriem de Poncins, sales agent of Groupe Mercure Montpellier.

A true passionate of the region, Mrs. de Poncins, is full of praise for her region:

"Speaking about the Languedoc Roussillon region is above all hearing the cicadas and feeling the mildness of the climate of southern France.

And once on site, one discovers a lot more than the sun with our historic cities such as Nîmes, soon registered on the list of Unesco World Heritage, or Montpellier, a very dynamic and young city thanks to its student population. We also have our old villages as Uzès or Pézenas, where it is good to live in the shade of the plane trees!

Languedoc-RoussillonOne also falls in love with the diversity of our landscapes, passing from the vineyards of the "Costières" or of "Languedoc", to the oyster parks of the "Bassin de Thau" through the magnificent beaches of Sète. You can also be charmed by the "Cévennes" and its majestic forests...

So if our buyers come to the Languedoc Roussillon region above all for its climate, it is much more than the sun they discover when arriving here.

That is why, beyond the local clientele, very attached to the region, we also welcome a large clientele from the northern European countries in search of the rare gem, which we love to find for them."
